What is the pet policy? How much are the pet fees?

Pets are permitted however; our pet policy may be different at each property. We require a one-time nonrefundable and a refundable pet deposit and monthly rent for your pet. Please contact the leasing office for details on pet fees and a full list of breed restrictions for dogs.

Is my security deposit completely refundable?

After you move out, provided your apartment is left clean and in similar condition to when you moved in, we will return your security deposit in full plus any earned interest, within 45 days after your move-out paperwork has been processed. Similar to other apartment communities, we will deduct monies from your deposit for any damage you or your pet have caused, or for any charges unpaid and owed such as your rent or water.

What happens if I need to break the lease?

Our residents are required to give 60-days written notice if they have unforeseen circumstance and need to break their lease in advance of the lease’s expiration date. We charge a fee equal to two month’s rent that helps us to partially offset our costs of having to prepare the apartment, find a new resident, and fill the unexpected vacancy. If you received any lease special as an incentive to rent your apartment home at our community, you will be required to pay that back if you cancel your lease before its expiration.

Who pays for utilities?

It is the resident’s responsibility to pay for all utilities servicing the apartment. You will need to open an account directly with the utility provider for most utilities such as electricity, cable, Internet and phone service. Water, sewer and trash services are charged either by the county or a private company and are billed to you and payable monthly to the property management company. Please contact our office for assistance in establishing utility services for your new apartment home.

What is the required term of my lease? Do you accept short-term leases?

We usually accept 4 to 18 month leases. Generally shorter duration leases are slightly more expensive than longer duration leases given the extra costs we will incur to prepare and rent the apartment to a new resident after you move out.

When is my rent payment due?

Rent is due the 1st day of each month. After the 1st day of the month your rent is late and after the 5th of the month you will be billed for late fees and you risk incurring additional costs if we have to pursue collection efforts.

What do I do if I am having trouble paying my rent online?

There’s someone who might be staying with me for a while, is that permitted by the lease?

Yes, but we require that you notify us in writing for anyone that is not on your lease that stays more than seven days.

Will you accept my delivery packages for me?

Unfortunately we do not provide this service at the present time. We have limited space, so we can’t receive or keep packages for you.

If something needs to be repaired in the apartment, how do I report it?

To report a maintenance request, you will be able to go into the online resident portal and submit the information. You may also stop by the management office, call or email. For non-emergency situations we shall handle your request within 24 hours. Naturally any issues that are an emergency or present a risk to the life or safety of our residents or the property will be handled immediately.
